I Quickly Learned The HARSH
REALITIES Of Real Estate

For the next 23 months, I scrambled to get enough buyers and listings to survive. I tried everything, from phone book cold calling (before the “no call” lists), to cold doors, to mass farming.

I worked feverishly. I did everything I was “trained” to do. But making 70 or 100 prospecting calls a day was the most grueling, time wasting, mind-numbing and humiliating thing I have ever done. And the constant, grinding rejection I faced day after day was beginning to tear me apart emotionally.

I knew I was a good agent, and working with clients was never the problem -- FINDING THEM WAS! Whenever I'd approach others for help, I got the same “make more callse” party line. I couldn't believe this was how “Professionals” made a living! To make matter worse, time and my limited savings were running out.

Sure, I got a few clients from working floor time, and a few more from open houses I would sit for other agents. But for the most part, the “hot leads” from floor time turned out to be tourists wanting an orientation of the city. And visitors to my open houses were either nosy neighbors, or people looking for design or decorating ideas for their own home.

My Incredible, Yet Accidental Discovery...

One day I set-up a meeting with a custom builder to see if I could list any of his Spec homes. To my surprise I ended up meeting with the builder and his investment partner. But as bad luck would have it, the investment partner also listed and sold the homes they built.

At first I thought, “there goes another source of business out the window,” but then we started talking about marketing. It turns out the investment partner's primary business was in Direct Marketing, and that “Spec” building and other investments were just a sideline.

Still, this person was making more money selling spec homes and getting choice custom build clients using this “unique formula” than most agents I knew working full-time – myself included.

At one point in the conversation, the investment partner (his name is Craig Forte, and you're going to hear more about him shortly) turned to me and asked, “Tell me how you compete with the other 5,000 agents in Tucson to get enough clients to survive in real estate?
